Real estate bookkeeping

Your books, kept all year, ready for tax time.

Connect your bank at its own sign-in, or drop in statements from the cards and banks Books reads, and every line is read, proved against the statement's own balances and sorted, with your personal money and each business you run on separate books. It asks only the questions it cannot answer alone. At year end you download a tax-ready package for your accountant, and Ezra, right inside Books, explains any number you ask about.

The category

Books that know which deposit was a closing

Most agents keep their books in a shoebox, a spreadsheet and an app that guesses at categories, then spend March rebuilding the year for their accountant. None of it knows which deposit was a closing.

Books knows, because your closed deals come in from Ratifyly as expected income and count as income when the deposit lands. Your books are yours: your brokerage never sees inside them, and they stay yours if you change brokerages. See what it does for agents, for team leaders, or meet Ezra.

Needs you

Only the questions it can't answer

Books reads every line of every statement, proves each statement adds up to its own opening and closing balances before a line is used, and sorts every transaction. What it cannot decide alone, it asks: whether a deposit is a closing, who a check with no payee went to, whether a charge was personal or business, and how a loan payment splits into principal and interest. Tell Ezra “Home Depot is always the flip business” once and every line after follows it.

  • Every statement proved against its own balances
  • Personal and every business on separate books, nothing counted twice
  • Only the questions it cannot answer alone
  • Tell Ezra a rule once and he remembers it

Forecast and write-offs

Know what's coming, and keep your write-offs in order

The forecast works from your own pending closings and your fixed bills, and tells you which month you are covered through, or how much you will be short. A closing counts as income only when its deposit clears; until then it is expected. The write-offs log is where you enter mileage, a simplified home office, cash spending and gifts to charity, and it flags what your accountant will ask to see.

  • A cash forecast from your pending closings
  • A closing counts as income only when the deposit clears
  • Mileage, home office, cash spending and gifts to charity, logged as you go
  • What your accountant will ask to see, flagged
